The site and
it's context

Site context

The site is located in the north eastern part of Hambrook, Chichester. It lies at the eastern end of Scant Road West and to the south of the A27.  The site adjoins the north-western built up edge of Hambrook, with residential development to the west and the Cala Homes development, Rosebrook, to the northwest. To the south are large dwelling plots and various residential/commercial uses.

The site

The location of the site is shown on the Google Map above. The site measures approximately 2.9 hectares (16.3 acres) and comprises two large paddock areas separated by a line of mature trees. There is also an equestrian ménage area with stable buildings and a static caravan located on the western part of the site.

The site currently benefits from vehicular access via Scant Road West, with a track running along its western boundary connecting the parts of the site. There are no public rights of way within the site; however, a public footpath lies to the north, south of the A27, linking Scant Road West to Newells Lane. A further footpath extends northeast from the end of Scant Road West into the adjoining residential development known as Rosebrook.

The eastern boundary of the northern field is well defined by two lines of hedgerows and trees situated on either side of the public right of way, with the A27 beyond. The boundaries of existing houses form the western edge of the site. The southern field is enclosed on all four sides by existing vegetation, including hedgerows and several large mature trees.
